If you haven’t got plans, we can inspect your site to see what’s possible and to help you to decide on the type of plans that could be suitable.
During the site visit (dependant upon location):
  • We look at the site’s limitations, including fall, flood & bushfire ratings, overlays like noise, heritage, developer etc.
  • We discuss the best options to site your new home so you can take advantage of the natural environment for energy and sunlight.
  • If you have plans, we then take in all of the above and lay your plans on the block by pegging the site to see how it may look.
  • The best part about the site visit is that you will be given some ideas and options to help you move your building project to the next stage.
  • A site visit can also be used to help you decide whether to buy the block or not. Based on your plan ideas and budget, we can give you a good view of whether your project can be done within your time frame and your budget.

  • This is the “getting ready to build” stage and requires massive preparation if you plan to get it right and have your project completed on time and within budget.
  • Building administration is a painstakingly long and slow process in which you must complete more than 200+ steps before starting your building project.
  • Some steps can range from checking your zoning, engineering, soil & survey to getting plumbing approval.
  • Each step can go very sluggishly because it involves working and communicating with several 3rd parties.
  • Depending on the complexities of your project, this can take between 2 and 12 months to complete.

  • Working alongside you, we can look after the pre-construction stage of your project.

Town Planning

Every block has its zoning and overlay requirements. Other properties in the neighbourhood may have been able to do the development or remove trees, but this doesn’t mean it automatically transpires to your land. Doing your due diligence on land you own or want to own is essential.
Each state and council have their own town planning laws and procedures regarding land use management.
Your block may need a town planner to resolve any planning issues that could stop you from proceeding with your build.
This is a very specialised service and one we do not provide.
We recommend that you use the services of a specialist local town planner who knows the regulations for your state and council. Once you have appointed a town planner, we can work with them to get you the best outcome.

Take Offs

Like in the ‘old school way’, your final approved plans are manually measured to determine how much each component requires to build your home. For example; ​

The carpenter must know all the lengths, heights and areas for framing walls.

The electrician must know the number of lights, power outlets and electrical cables.

The roofer needs to know how many square metres of roof, linear metres of gutter etc.

All the items that go into building your home need to be “taken off” your plan so they can be detailed into a final list of materials for when your home gets built.

The benefit of this stage is you can take this take-off list to any trade or supplier to get it quoted.

Because we have years of experience, we can confidently produce accurate take-offs for your project and produce a final materials list. We can take off the whole house or specific sections.

Ordering Set Up

At this stage of your project, you will need to break down the quotes you’ve received into individual orders as you require them for each stage of your project.

For example,

If you have 20 items on a quote, you may need the following:

  • 4 of them at the frame stage

  • Another 6 of those items at lock up stage

  • 10 of them are at the fix-out stage.

You will need to put each of them in separate orders.  This is a crucial step, especially when the same item is to be delivered at different times (e.g. timber).

Site Supervisor Set Up

Every owner builder supervisor needs a workflow.  A workflow is a document that shows when tasks need to be completed. This workflow will need to be specific to your project. Our workflow – Owner Builder Workflow has over 1,500+ steps to guide you through your build.

Your workflow will tell you when items need to be ordered and when these items need to be delivered, whether it is one or multiple deliveries. It will then allow you to mark it off when delivered.

The workflow will also work with you when trades need to be booked and when they need to be onsite.

With lots of components and trades that go into a project, your workflow allows you to manage the job effectively, keeping the stress levels under control.

This crucial step allows the supervision process to flow correctly and helps bring in your project on time and within budget.

Quality Inspections

A common fallacy is that a Building Surveyor will
check the quality of a build; this is not the case.

A quality inspection is different to a building inspection.
Building Inspections check for building regulations.
Quality Inspections check for a detailed finish.

It is essential to get trade work checked by a professional. What costs hundreds now could save you $1,000s in the long run.  For example, if your frame is not checked thoroughly to ensure it is straight, you will end up with walls that are not plumb, the plaster will go on crooked if it is not picked up here the skirting and architraves are put on, then painted.  It will cost you a lot of money to strip plaster, plumb your frame, re-plaster, redo skirts and architraves and paint.  Don’t pay your trades until we check their work.

We provide quality inspections at various stages:

Site Works Inspection

– site works need to be correct; if not done correctly, your site can start with significant complications such as;

  • Site cut at the wrong levels

  • Site cut in the wrong location or

  • The block may not drain correctly.

If these issues are not found and addressed early, they may lead to extensive problems requiring expensive rectification.

Pre-Slab Pour Inspection

– to check the slab dimensions, footing, and pipe locations. A Building Surveyor checks the setback, but it is up to the builder/contractor to ensure the correct dimensions. A mistake here could be very costly to undo.

Frame Inspection

– To check the walls are straight, square and plumb. Building Surveyors only check the structural wall unless it is noticeable to the eye.

Pre-Plaster Inspection

– To check everything is where it needs to be, e.g. electrical, plumbing, and insulation. We will check that the bearing studs and walls haven’t undermined the frame. A lot easier and cheaper to do at this stage than finding errors when it is plastered.

Pre-Paint Inspection

– To make sure that the plaster and trim work is finished suitability for the final effects. E.g. if painting in a dark colour, a high-level plaster finish will be required.

Waterproofing

– One of the most critical stages in building. If this is not completed correctly, the damage to your home can be costly and a health issue.

Pre-Floor Coverings

– To make sure all the pre-finish of the slab or timber floor is prepared suitably for final floor coverings.

Practical Completion

–  Final check to ensure all the finished works are of a quality standard as expected of experienced trades.
