Considering becoming an owner builder in New South Wales, it’s important to understand the regulations and requirements specific to your state. ONE WAY TO do this is by taking an owner builder NSW (Sydney) course to obtain your license to get your permit. You will also be provided with the necessary knowledge and skills to successfully manage your building project. Here’s where you find information on the regulations and requirements for owner builders in NSW.

An owner builder is any person who has directly built and managed a new build or renovation on their land.

As an owner builder, you will be responsible for the following:

  • Having an understanding of building permits, occupancy permits and building contracts
  • Overseeing or carrying out the building work
  • Make sure the work complies with building regulations and standards
  • Responsible for WHS
  • Advise the relevant body if the predicted cost of work has risen at the end of the project
  • Ensure building work is inspected

Owner builders cannot; Build multi-unit projects, build on property that is not for residential use, carry out licensed tradespersons works such as plumber and electrical and cannot renovate an apartment/townhouse within an existing strata complex.

An owner builder permit must be obtained if the construction value is more than $10,000. Consider all project costs, including labour and materials, when working out building costs.

If the construction value is more than $20,000 (labour and materials), you must complete the Course in Owner Builder Compliance or have authorised qualifications and experience. Registered training organisations deliver the online Owner Builder Compliance Course as well as white card courses.

A current white card is also required, if you do not work in the construction industry, Service NSW requires the white card to be less than 2 years old.
