If you’re considering becoming an owner builder in Tasmania, it’s important to understand the regulations and requirements specific to your state. One way to do this is by taking an owner builder TAS (Hobart) (online) course to obtain your permit. You will also be provided with the necessary knowledge and skills to successfully manage your building project. Here’s where you find information on the regulations and requirements for owner builders in TAS.

An owner builder is any person who has directly built and managed a new build or renovation on their land.

As an owner builder, you will be responsible for the following:

  • Having an understanding of building permits, occupancy permits and building contracts
  • Overseeing or carrying out the building work
  • Make sure the work complies with building regulations and standards
  • Responsible for WHS
  • Ensure all building work is inspected.

Owner builders cannot: Carry out licensed tradespersons works such as plumbing and electrical.

If you are doing low risk work and not using a licensed builder you do not need a permit.

Examples of work in the low risk category are:
• repairs to habitable buildings
• small outbuildings, garages, sheds (domestic or commercial) maximum size 36m2 floor area (prefabricated)
and a maximum size of 18m2 (non-prefabricated).
• Class 7b farm sheds

An owner builder permit is required if building work is on a class 1a building -house or unit. Any repairs or alterations greater than are allowed as Low-Risk Work by a homeowner. Or any work on any Class 10 or 8 “farm building” (those classes include sheds, carports, garages, farm buildings or similar).

Both the owner builder course and the white card course must be completed.
